Framing, footings, and how the structure attaches to your home determine whether a deck lasts or needs rebuilding in five. We treat the structural work as the actual project and the decking material as the finish layer on top of it.

What that structure needs to support varies a lot by design. A ground-level patio deck sits on footings with minimal engineering involved. A raised deck attached to your home can carry more load and more code requirements. A multi-level deck adds stairs, several guard rail heights, and more places for water to find its way in if it isn’t built right the first time.

Wood, Composite, or PVC: What Each One Actually Costs

Upfront price and long-term cost are two different questions, and homeowners usually only ask the first one. Pressure-treated wood and cedar cost less to install, but wood needs re-staining and sealing every two to three years to hold up against BC’s wet climate, which is an expense that adds up steadily over a decade. Capped composite and PVC decking cost more upfront, but need little beyond occasional cleaning once installed. If your deck sits over living space (a garage or a lower-level room), a waterproof membrane system adds cost but is often the only way to keep that space dry underneath, wood decking boards are obviously not watertight. A small ground-level deck can sometimes be finished within days of the crew showing up, once material is on hand. Composite and PVC Decking

Capped composite and PVC boards are the best choice for most of the decks we build, largely because they hold up to BC’s rain and freeze-thaw cycling without the recurring maintenance wood requires. Current colour trends lean toward muted, natural wood-like tones rather than the high-contrast-streaked composites that were popular a few years ago, often paired with aluminum or glass railings for a cleaner look.

Waterproof Membrane Systems

A deck built over a garage, a lower-level suite, or any other living space needs a waterproof membrane on top, not just boards with gaps between them. This is a distinctly BC specialization given how much rain the Lower Mainland gets, and it calls for a different skill set than standard deck framing: get the membrane, drainage, or flashings wrong and water eventually finds its way in regardless of how good it looks on to the naked eye.

Railings, Guards, and Outdoor Add-Ons

Aluminum, glass, cable, and wood railing systems are all code-compliant options above the relevant guard height, and the choice usually comes down to style and budget rather than performance. Patio covers and pergolas get bundled in fairly often too, extending the usable season on a deck that would otherwise sit empty through the wetter months.

The Build Sequence, From Design to Final Inspection

A deck moves through the stages below in order, though which ones apply depends on height, attachment, and whether an engineer is involved.

  4. Footings and Framing: Footings go in first, followed by ledger board attachment where applicable, then the structural frame everything else sits on.
  5. Decking and Waterproofing: Boards or membrane go down depending on your material and whether the deck sits over living space, with drainage and flashing handled as part of the same step.
  6. Railings and Stairs: Guards, handrails, and stairs get installed to current code height and spacing requirements.
  7. Final Walkthrough: We go through the finished deck with you and confirm everything matches the design before calling it done.
  8. Final Inspection: With your sign-off in hand, we book the municipal inspection for any deck that required one to begin with.

When a Deck Needs a Permit (and When It Doesn't)

Most BC municipalities require a permit once a deck rises more than 24 inches above grade, attaches structurally to your home through a ledger board, supports a roof or enclosure, or exceeds 100 sq’.  A small, low, freestanding deck often falls outside all of those triggers and can proceed without one. A deck built on its own doesn’t usually trigger Licensed Residential Builder requirements under the Homeowner Protection Act, since that legislation targets new home construction and major renovations rather than a standalone deck. If your deck is part of a larger addition, though, that broader project may carry its own licensing and warranty obligations. Renovation work over $1,000 legally requires a written contract in BC covering scope, price, and warranty terms. We include one on every project by default.
