Initial Consultation and Design Planning

Every project starts with a conversation. We sit down to understand what you’re trying to build, what your site allows for, and where your budget sits. From there, we work through design and planning alongside you, helping translate ideas into architectural drawings that reflect what you actually want. Getting this stage right sets the tone for everything that follows, and we don’t rush it.

Pre-Construction and Permitting

Before a single shovel goes in the ground, there’s a significant amount of groundwork to complete. Building permit applications in BC require architectural and structural drawings, engineering reports, Energy Step Code compliance documentation, title documentation and work with environmental consultants. Our team prepares and manages all of it. Timelines vary across municipalities in the Fraser Valley. Working on your behalf, we take care of all documentation that each jurisdiction requires to obtain your permits.

The Build Phase

Once permits are in hand, construction moves through a clear sequence: site preparation and foundation, framing and mechanical rough-in, interior and exterior finishing, and municipal inspections at each required stage. Throughout the build, we coordinate with trades, manage scheduling, and keep you informed. Transparent communication has been a cornerstone of how we operate since the beginning, and it’s a significant part of why we stay on schedule and avoid the kinds of delays that frustrate so many clients in this industry.

Completion, Walkthrough, and Warranty

We walk through the home with you to ensure you are completely satisfied before handing over the keys. Every home we build is covered under the 2-5-10 Pacific Home Warranty Program, which provides two years of coverage for labour and materials, five years for building envelope defects, and ten years for structural issues. That’s Canada’s strongest construction defect insurance, and the fact that we’ve never had a single warranty claim in our entire history of building says a great deal about how we approach the work.

Budget overruns, scheduling delays, fragmented communication, and builders who disappear after handover are concerns that prospective clients raise again and again. With over 1,100 mm of annual rainfall and some of Canada’s highest seismic hazard values, building here demands attention to rainscreen cladding systems, robust drainage, proper moisture management detailing, and lateral load bracing that meets the updated BC Building Code requirements now in effect for all new permit applications. Energy performance adds another layer: the BC Energy Step Code sets escalating efficiency standards for new residential construction, and municipalities across the Fraser Valley are progressively adopting higher Step requirements.
