How the Eagle Summit 3 Custom Home Project Came Together

This project is a good example of what thoughtful planning can accomplish under real pressure. A spec home on Eagle Mountain, built through the worst of winter, completed in under four months from permit, and finished to a standard that buyers would be proud to call home.

The Vision

We went with a traditional craftsman aesthetic on this one, keeping the interior light, bright, and clean. The design philosophy was about simplicity done well: clear details, quality materials, nothing excessive. One decision that shaped the project significantly was leaving the basement unfinished to bring the overall cost of the home down for buyers, while still building it with a legal suite in mind from the start. That meant incorporating all the code-required elements for a future basement suite during construction, so whoever purchased the home would have a clear, compliant path to finishing it as a legal secondary suite.

Challenges & How We Solved Them

The weather on Eagle Mountain pushed us harder on this build than most. We were framing and enclosing the structure through the heaviest winter months, dealing with extreme wind and snowstorms throughout. On top of that, the wood framing was exposed during the wettest stretch of the year. Before we could proceed with insulation, we had to get the moisture content of the wood down to an acceptable level. That meant running multiple dehumidifiers, fans, and heaters for over a month. It added time to the schedule, but we weren’t going to move forward until the building was ready. Despite all of that, we delivered the finished project in less than four months after receiving our permits.
