One of the first custom homes we built on Eagle Mountain, this project is a reminder that the details a client asks for in a finished room can quietly shape decisions made all the way back at the foundation. Good planning is what makes those requests possible.

The Vision

The clients were looking for a spacious craftsman-style home with a clean, polished interior. The standout feature of this build was the basement theatre room, which the clients wanted finished with a sunken floor for a true cinema feel. What sounds like a design preference actually requires structural foresight from the very earliest stages of construction. The footings beneath that section of the foundation wall had to be set lower than the rest of the building to accommodate the sunken slab. The drainage around that portion had to be designed accordingly as well. By the time anyone walks into that theatre room, all of that planning is invisible. But it’s what makes the space work.

Challenges & How We Solved Them

Eagle Mountain sits on bedrock, and this lot made that abundantly clear. To fit the home on the site, we had to bring in a blaster to break up the rock so construction could proceed. It’s not a common step in a typical residential build, and it takes experience to manage that kind of site preparation safely and efficiently. The mountain’s conditions shape every project we take on up there, and this one was no different.
